We can help with that.‍

We manage your property the only way we know how, like it was our own. We are hands on, high touch, high communication property managers. We understand that the property management process begins before your property is rented. Before we list the property, we evaluate to make recommendations to reduce liability, get ahead of maintenance headaches and make suggestions to add value to the property. While marketing, we talk to people, we ask questions and we pre-qualify over the phone. After showings and applications we present applications and select a highly qualified tenant. We are there through the entire move in process, documenting the condition of the property with the tenant prior to handing over the keys.

After handing over the keys we are your 24/7 contact throughout the lease. We handle your tenant repairs, concerns, questions and rent collections. We distribute your monthly rents and reports.

There is always a risk with owning a rental property. That is the inherent risk of a business. Rental property is a business investment. Good property management is a business of relationships. The business is a three fold partnership. We ask the tenants to perform the day to day care and monthly payment for the property, Sound City Realty manages and support of the tenant while you enjoy the benefits of real estate investing without the hassle.

‍When you choose our team of experts to manage your property, we will

  • Inspect your property and make recommendations for repairs, safety issues, aesthetic considerations, smoke detectors, and new keys/locks.
  • Optimize marketing and advertising packages to get your listing on national and local platforms.
  • Handle all inquiries on the property via text, call, or email and show the property to highly qualified applicants, personally meeting each candidate on site.
  • Investigate applicants, including verification of employment, income, credit history, credit score, rental history, as well as criminal and social background checks. 
  • Using our tenant stability algorithm, our team can identify the top candidates.
  • Collect damage and security deposits.
  • Accompany new tenants during a walk-through on moving day.
  • Collect rent monthly and issue late notices and follow-up when needed. We also handle courthouse filings for non-payment and/or evictions.
  • Conduct a full walk-through on move-out day, return security deposits, and obtain a forwarding address.
  • Provide monthly income reporting and income/expense reporting. We also deliver year-end statement recap for your tax purposes.
  • We also manage property maintenance, and all tenant maintenance requests will be expedited directly through our office. You and your tenants get personalized, 24/7 support.

FOR OUR PROSPECTIVE TENANTS:

We will set up showings for properties after we have pre-qualified you. This pre-qualification saves time and application fees if we can have a discussion about your rental/credit history.  

We don’t intend to charge you an application fee and run your credit until you are pre-qualified. Please take the time to reach out to us at 615-712-7985 or info@soundcityrealty.com to discuss the situation if you feel like you are not meeting or barely meet the following requirements:‍

Our financial rental requirements are:

  1. Credit score of 650+ and no closed accounts due to delinquency.
  2. Two years positive verified rental history where you were on a lease and your payment and rental history can verified
  3. Two years positive employment references where you are earning 3x the rent in income (2+ years at the same job or line of work)
  4. Verifiable income of at least 3x the rent per month verified with pay stubs/current pay stubs, or tax returns. 1099 income (self employed) will require tax returns.
  5. No evictions, felonies or bankruptcies. Clean background.
  6. Credit report and background check and fee paid to Sound City Realty ($50.00 per adult who will be residing in home) after we have “pre-approved” you)  NOTE: We don’t charge you to apply at first - we like to discuss the application with the Owner and review the requirements before we pull your credit. The credit and background check are the final factor that approves you for the rental
